is a virtue... and a good negotiating strategy. Our deal for this cabin fell through last February but over the past week the negotiations rekindled and we arrived at a price everyone is happy with. Since February the seller did a great deal of work on the cabin. So I went up last weekend to see the work and was delighted to see what he had done.

We have a fully executed binder and are pushing for a contract in two weeks. Then, if all goes well, as it should, we can close late July. Then our lives change radically as we routinely retreat to the quiet of the Catskill mountains.
